Zoning and Land Use

The Mableton Improvement Coalition gets involved in zoning cases and the county’s comprehensive land use plan so that we can have an impact on the growth and redevelopment of our community.  We work with our District Commissioner, Planning Commissioner, county staff, property owners and developers to help them see our vision for Mableton.  We reach out to neighbors and homeowners associations around properties that are being re-zoned in order to understand their important issues.

The Zoning Committee utilizes a "case manager" approach to assign teams to work with developers on zoning cases. These teams develop a recommendation to the MIC Board of Directors which ultimately determines MIC's position.  Most frequently we are neutral, having worked with the developer on stipulations that improve the project and mitigate its impacts on the community.  If the application is approved by the county, the stipulations become mandatory for the developer. In some situations, the Board elects to oppose the request, which means that MIC representatives will appear in opposition to the request at the hearings held by the County Planning Commission and the Cobb County Board of Commissioners.  Sometimes, the MIC Board votes to support a re-zoning application, if the project proposed and the stipulations provided will have a positive impact on Mableton.

The volume of zoning cases has varied dramatically over MIC’s history.  When development activity was high, it was common for MIC to have 4 to 6 cases each month.  Since 2008, there have been periods when we've had no zoning cases at all.  During these quieter times, the MIC Board members handle zoning cases directly.
