Many of you have had to deal with the nuisance of short-term rentals in your neighborhoods. The HOA Network is pleased to report that Cobb County staff will be proposing a new county code to regulate short term rentals. Your support of this new code is critical! It will go a long way in curbing rentals in subdivisions.
The County Board of Commissioners (BOC) is scheduled to vote on this amendment on Tuesday, January 28, 7pm, at its regular meeting. The location is: Cobb County Government Center, 100 Cherokee Street, Marietta (across from the Square).

WHAT TO SAY IN EMAIL (cut & paste):
Dear Cobb County Board of Commissioners & Staff,
We would like to thank the county for introducing a new short-term rental code to address an increasingly burdensome issue affecting residential properties across the county, and throughout the nation. Due the advent and emergence of the online home-sharing economy, many residential communities are being transformed into hotel-like communities, often compounding the ability of Homeowner Associations (HOAs) to regulate their subdivisions, and potentially affecting home value adversely.
We support this new code section, with the following recommended changes:
- The definition of “short-term rental agents” should be expanded to include companies that offer online booking reservations for short-term rentals.
- Paragraph (e) which provides for the additional information required to obtain the tax certificate should be expanded to include proof of liability insurance in the amount of at least $1 million.
- The duties of the short-term rental agent in paragraph (f)2 should include notifying the HOA with the name and contact information of renters in communities governed by an HOA, so that the HOA can contact the renters in the event of an emergency or if the short-term rental agent is not responsive.
- If the property is governed by an HOA, the HOA should be added to those given notice, as outlined in Section (h)1.
